Committee of Adjustment

THAT this hearing is hereby called to order at 5:30 p.m.

That the agenda be accepted as presented .

That application B23-5 from Ancliffe Timber Ltd. and their agent Tyler Rizzuto of Stantec Consulting for consent to sever a lot located at 711 Road #5 South & VL Grann Drive to create a new lot is hereby APPROVED. If denied: for the following reason(s), If approved: for the following reason(s) and is subject to the following condition(s), Conditions: That 5% cash-in-lieu of the value of the land be paid to the Municipality with respect to the severed lot. That a registered legal description of the subject lands is received by the Secretary- Treasurer for the severed and retained lots. That approval for a Class IV Septic System is received from the Thunder Bay District Health Unit for the severed and retained lots. That the Secretary-Treasurer shall receive a written report from a recognized testing laboratory that the water source on the severed and retained properties is potable. That written evidence from a licensed well driller or master plumber, confirming the establishment on the property of a source of water having a flow of at least four (4) gallons of water per minute after one (1) hour of pumping from the subject water source at the rated flow, be received by the Secretary-Treasurer for the severed and retained lots. A letter shall be received from the Municipality’s Planning Department indicating the subject lands conform to the Zoning By-law and Official Plan in effect for the severed and retained lots. THAT the Minutes of the Committee of Adjustment hearing held on April 17, 2024 be adopted as circulated and that same be filed in the Clerk's Office.
